De film volgt een aantal aankomende eerstejaars studenten die een zomer lang een oriëntatie cursus aan hun universiteit bijwonen. Ze ontdekken dat hun studenten-tehuis ooit een berucht gesticht is geweest. Als het semester eenmaal is begonnen worden ze geconfronteerd met trauma's die ze ooit opgedaan hebben in hun verleden. De geest van een kwaadwillende arts die eerder dienst deed in hetzelfde gesticht en de patiënten daar martelde, terroriseert hen nu.
